Almost 800 acres of the 2,350 acre TigerRidge Whitetail Management Property is for sale. The property is located in central Wisconsin as has been featured in Deer and Deer Hunting Magazine and on Deer and Deer Hunting TV as part of their "TigerRidge Experiment". This was a 5 year plan with a goal of taking previously over-hunted pubic land and through logging, professionally installed food plots and hunter management and education create a Whitetail Mecca. The project has had great success! As you can see in the “Bucks of TigerRidge” picture section we have taken many 140" - 170" bucks over the past few years.

The goal of TigerRidge is to invite those who share our vision and style of management to be part of an existing and perpetual QDM cooperative. This co-op will be called the “TigerRidge Land Management Association”. This way you know that regardless of whether you own 80 or 800 acres of TigerRidge, you will be part of a large 2,000 + acre contiguous piece of Management Property that will forever stay focused on only one thing. To provide an unspoiled forest for you and your children (and their children) to hunt and to insure that TigerRidge will always grow and hold trophy whitetails, turkeys and other game.

How will the TigerRidge land management association work? – We will invite all new TigerRidge land owners to be a part of the TigerRidge Land Management Association. This group of land owners will meet occasionally and discuss how we want TigerRidge to be managed. Membership will be voluntary – but strongly encouraged. We will have a basic set of rules that we hope all TigerRidge land owners and hunters will sign and agree to abide by. We expect these rules to be generally the same or very similar to the rules posted in the TigerRidge Rules section. The purpose of these rules will be to insure that TigerRidge will always be a wild natural forest used by sportsman for hunting. We will develop one set of management objectives, and one set of deer harvest goals. We will all work together to achieve those goals. Weather you own 40 acres or 500 acres of TigerRidge property – you will still be part of a bigger picture. If all new owners participate, you will be part of a 2,300 acre hunting preserve that is all managed and hunted under one set of guidelines. Each land owner will have a voice in how the whole property will be managed. And we will have regular land owner meetings where these rules will be discussed and modified as needed and agreed to by the whole of its members.

What about the Timber Rights? - There are several logging options available. As it stands Tigerton Lumber Co will never have to pay you for the trees that are cut. However, Tigerton Lumber Co does not have the right to cut whatever they want, whenever they want to cut. Even though they don’t have to pay you for the trees you still maintain 100% of the control you would normally have under the State MFL plan. You get to pick the plan and hire the plan writer. Once the state approves your MFL plan – Tigerton Lumber Co MUST ABIDE BY IT! The state will have to approve their cutting and will significantly fine them if they deviate from your plan! We did this to bring the selling price down to a level that we felt would allow more people to be a part of what we are trying to do. We are deer hunters – not tree farmers. Currently Tigerton Lumber Co and other land owners in the area have been selling property for as much as $4,000 - $4,500 per acre with the timber standing. TLC has sold many parcels at $3,500 after they do a 12” – 14” cut on the stump. Under this scenario you would not have any marketable timber to cut for a minimum of 20+ years, and then you would get about $20,000 - $25,000 per 40 acres parcel (much less for some swampy areas) every 12 years or so in timber revenue. So in essence it might take over 30 years to get back the extra money paid to keep the trees. Also, even though that kind of logging can make the habitat good for deer, it can be hard to hunt the property once it is cut to that level. We felt that if we could let TLC retain the right to cut the trees according to your MFL plan and in return get the price per acre below $3,000 that it would make a lot of sense. That means that you will never get any money for the timber that is removed from the property, but then again you never had to pay for the timber in the first place. The money you save over time will far out-pace the money you stand to gain by being paid for the timber in future years. Tigerton Lumber Co must cut timber within the State DNR mandated Sustainable Forestry practices enforced under the MFL, so there will never be any clear cutting. The state will dictate according to the plan you chose and have written by the forester that you hire, when and what can be cut. Everything will work the same only you will not get the check for the cutting. So in return for giving up about $20,000 in timber revenue every 12 years, starting 20 years from now, you can own part of TigerRidge for under $3,000 per acre (a savings of as much as $1,500 per acre or $60,000 per 40 acre parcel)

Tigerton Lumber will not have any access to the property for any reason during the deer hunting season (Sept 1st through Dec 31st). You will be able to clear cut up to 5 acres for food plots or to make roads or put up a cabin if you choose, and you will be able to cut and own any downed timber for firewood just like any other land owner. However, if you don’t like this plan, we have negotiated several other options with Tigerton Lumber Co whereby you can buy the land outright as-is, or buy the land and allow Tigerton Lumber Co. one cut of all timber larger than 12” – 14” on the stump. However then depending on the individual parcel and the quality of the timber on it your cost per acre would be between $3,500 – and $4,200 per acre.
Are there any hunting cabins on the parcels? - Yes. A very nice two bedroom one full bath house with attached 2 car garage has just been constructed on parcel #2. It comes complete with a nice deck, satellite dish and appliances. This House is valued at $65,900.
